Basics: You fall through the floor in Kylikki's Crypt, bypass every single mob, and simply walk up to her from underneath the floor. Using AOE skills or jump attacks (not nearly as effective) you kill her solo. *Much faster with a group however as this is a raid boss.
How to do it:
When you first enter Kylikki's Crypt, go down the first set of stairs and look for a nook in the wall on your right. Screenshot below. You'll be able to jump into it. While in that nook, you'll have to use a specific type of jumping method to actually throw yourself through that back wall and out of the polygons. It's a difficult jump, but possible with enough tries (you can get the hang of it after some practice), but it may take upwards of 20 mins or more for your first try.

When I say wall, I mean the wall
in front of you, not the wall that connects to the stairs/railing. It's the furthest back wall in that nook. In my screenshot, it's the wall my character is facing.
It's difficult to explain the jump in typing, but when you jump in that crevice, you actually have to press backwards and jump at the same time which 'slingshots' your character forward and eventually out the instance wall. As strange as that sounds, it works. Sometimes you will slingshot through, but the instance will push you back inside. Just keep trying. This is going to be frustrating, but it is doable and you will be able to become consistent when you get the timing and technique down.
Tip: Sometimes having your weapon out can make this jump easier.
After you have pushed your character through that back wall you can run over and fall off the edge of the instance just by pressing forward (you will see a sky blue and cloudy background everywhere).
This fall will kill you. UNLESS you have the Mountaineer buff from a Ranger OR you have a self-ressurecting skill similar to a TOS. My TOS used the Set's Life's Spark skill and self-rezed after dying from the fall.

After surviving the fall (or ressing) in the sky area, you will be on a flat invisible plane and will be able to run all the way to Kylikki's room (as you are in fact beneath the floor of the instance now). Kylikki is NORTHEAST of where you fall, close to a blue res point. If you angle your camera upwards while running, you will eventually start seeing red named mobs and Kylikki when you get to her room.

Once in her room, you will have to kill 2 spellguards (otherwise they will teleport beneath the floor to try and kill you). They are easy to kill if you kite them and run everytime they teleport near you. With a healer or ranged helper, this is not difficult, but you need to be aware of when they teleport next to you.
Tips: When you run from the Spellguard, make sure you are the furthest distance from them and use your longest range attacks and spells to kill them. They will be unable to attack you if you are 18-20 yds away, but can still teleport right next to you about every minute or so. So ranged spells and attacks are a
must.
To kill Kylikki herself, you will need AOE attacks (as Line-of-Sight is NOT available to attack her directly, but AOEs go through walls). TOS is preferred (specced in Idols and full Set's Storm), a Demo works and a Mitra to a lesser extent. Melee classes CAN attack her as well by jumping at her feet and attacking, but they are not nearly as effective as a spell user, and can possibly die from being exposed from the jumping or by being hit by Kylikki herself at a bad moment.

AOE'ers need to stay as far away from Kylikki as possible while AOEing, because at certain points she casts an AOE knockback similar to Mitra's repulse. This will NOT hurt you if you're under the floor, however, if you are standing too close to her, it is possible that she can knock you up onto the main floor and then you'll be fair game for her to kill. This also makes it difficult for melee classes who are not careful, as they are more prone to being hit onto the top floor.

Since I cannot reply in the thread (no posting privleges), I'm going to edit in my answers here and hope you guys can see it.
I found this exploit about 2 weeks ago, and I wish had I known of this forum sooner to post about it. My friends and I killed Kylikki about 10 times between then and now using the technique I described above and had no problems. I have not killed her since the latest patch (day before yesterday), however I was still able to access her room today by going through the wall and taking screenshots.
I will go in tonight and try to bring her down past 98% and take screen shots and edit them in to here. I find it odd that you guys had issues bringing her health past that point, so I'll see what I can do.

ok for Kettner79, I got Kylikki past 98% easily and screen shotted, she hasn't been changed at all from what I can tell. After the screen shot I got her down to 94% before stopping. No issues.
Was one of your party members doing something odd? I suggest just trying it with a TOS and Demo alone first, or multiple TOS, as I myself have never had any issues with her resetting her health.
Note: This technique does NOT work on Champion of the Honorguard, as his health will indeed reset and he will evade bug. So make sure you're doing it only on Kyllikki.

Also, I'd like to add that you really shouldn't be using the /stuck command. I know it's a viable way to get down there without dying, however everytime you /stuck it creates a report of your location and coordinates for a GM or dev to look at. And that could get you banned by abusing it too much, or they could fix this exploit a lot sooner than we want them to

Line-of-sight attacks and spells do not work, only AOE spells which can bypass LOS and go through the floor and walls. Melee attacks work only if you jump at her feet and attack while at the top of your jump. Ranged bows will not work. You're much better off bringing an AOE caster with you than going at it alone with melee attacks.
A Tos specced in Set's Storm, Idols, and any other AOE attacks will do just fine (ie Call lightning, Storm Crown). Also a Demo's AOE will work, and a Mitra's repulse for example.
